A narrow street frontage, flood plain, river, rocky knoll and public utility easements provide challenging site design parameters for a site with a 35-foot height restriction. Taking advantage of the density transferred from the river and natural area buffer. The site design includes structured parking under long buildings to achieve the maximum density allowed on the site with a relatively low building height. The structured parking enables the site to have space for a large central courtyard with children's play areas for all ages. Additional smaller children's play areas are scattered throughout the site.
